Booking terms

These terms apply to every booking made on this website. They are deliberately short. Where they do not cover something, the law of England and Wales does, and nothing here takes away rights you have as a consumer.

The contract. Your booking is a contract between you and City Dreams Property Management Ltd, registered in England and Wales under company number 15575943, registered office Unit 3-4 Cranmere Court, Lustleigh Close, Marsh Barton Trading Estate, Exeter, England, EX2 8PW, for the short-term rental of the named residence for the nights stated, for the number of guests stated, at the total price shown before you paid. Nothing is added afterwards.

Payment. The full amount is due at booking, by card through Stripe. Prices are in pounds sterling and include the cleaning fee and everything else shown on the booking panel. The booking is confirmed when the payment succeeds; until then the dates are only held.

Cancellation. See the cancellation policy, which is part of these terms.

Guests. Only the guests on the booking may stay in the residence. The lead guest must complete our identity check before arrival; a booking cannot go ahead without it. We may refuse entry to, or ask to leave, anyone in excess of the booking, without refund.

Use of the residence. It is for your stay only: no parties, events or commercial use, and the house rules on the residence's page and in the welcome pack apply. Some residences have a noise monitor that measures sound levels only. Serious or repeated breaches may end the stay without refund.

Damage. You are responsible for damage beyond normal wear and tear, and for lost keys. We do not take a security deposit; we will tell you about any damage within 48 hours of departure with photographs and a repair or replacement cost, and invoice you for it.

Our obligations. We will provide the residence as described, clean, with the amenities listed, from check-in to check-out. If we cannot — a burst pipe, a fire — we will offer you another of our residences if one is free, or a full refund of everything you have paid for the nights affected. Beyond that refund we are not liable for consequential losses such as travel or missed events, and we are not responsible for your belongings during the stay.

Law. The law of England and Wales applies and the courts of England and Wales have jurisdiction.
